COVID-19 has transformed the country’s real estate sector and turned the housing market upside down. One of the unexpected effects of the virus is a surge in demand for second homes.

The combination of improved housing affordability, pandemic-era savings, health, hygiene and wellness concerns, a hybrid work revolution, the need to diversify investments, and favorable real estate policies are fueling demand for a second home or vacation home. That being said, the pursuit of a balanced and healthy life continues to drive demand as home buyers seek a pollution-free and holistic living environment.

By the way, the concept of the second home has gained in importance in the last decade. With the lockdowns and travel restrictions during the pandemic, more people have warmed to this idea. But for other reasons. While some bought a second home just to diversify their wealth, others chose it because they saw it as an attractive investment option for higher capital appreciation than city homes, as well as rental income. As holiday homes are usually only used for short periods, they can be rented out to host families and tourism companies when not in use by the owner.

Some have bought it as a home from which to work or vacation without uprooting their lives. The coronavirus pandemic has pushed apartment dwellers to seek more space and nature outside of the city. It also freed them from their downtown jobs. With work culture still gravitating toward hybrid and work-from-home models, vacation homes have become a popular choice among buyers. These homes provide stress relief for the issues of post-pandemic life, allowing people to truly rejuvenate on their property and relax in peace whenever the need arises.

It has become a lifestyle choice for the ultra-rich and many upper-middle-class families. Millennials and Gen X are looking for penthouses, condos or villas in gated communities that offer open spaces, scenic views, good broadband connections, security and state-of-the-art amenities such as swimming pools, gyms, spas and health centers. They want to honor the limited sense of community that the virus has forced everyone into isolation for a long time.

Far away from densely populated cities, these houses also offer extended families and sometimes groups of friends a retreat for a safe holiday. These homes have become more appealing than a hotel or a resort as their surroundings offer opportunities to explore without having to worry about social distancing, contribute to a better work-life balance and allow them to spend quality time with loved ones while ensuring productivity work.

Demand for second homes or vacation homes is being driven by high net worth individuals, expatriates, nonresident Indians and corporate executives. People with steady incomes and savings but who work remotely also prefer to spend their money in spacious holiday homes surrounded by green vegetation.

Buyers interested in acquiring a second home are looking for a picturesque destination that is easily accessible within a few hours’ drive from the cities. The short travel time enables them to use their second home more often. The strategic location of the property allows the buyer to be in close proximity to basic amenities such as grocery stores, hospitals, etc. and robust social infrastructure.

While property in exotic resort towns across India such as Goa, Alibaug, Lonavala, Coonoor, Kasauli in Himachal Pradesh and Ooty in the South is attracting buyer interest, demand is increasing across the country, particularly in resort areas close to major cities. To the north, hill stations like Shimla, Dehradun, Nainital and Mussoorie are gaining acceptance and to the east, North Bengal and villas along the banks of the Ganges in West Bengal are attracting much attention. Non-metropolitan cities that enjoy a healthy climate and wide access to nature through their proximity to the sea, countryside, mountains or a combination of both have also become a preferred investment choice for second home buyers.

The resurgence in demand for vacation rentals has attracted the attention of developers, some of whom are looking to invest in this segment in Tier II and Tier III cities. Brand brokers who have the expertise to develop luxury weekend getaways have launched projects on the vacation home concept. Villas and studio apartments are also being developed in the Dooars as well as in the mountain areas of Darjeeling and Sikkim. To improve the buyer experience, developers also plan to offer concierge services in some of their vacation home projects.

Although real estate prices are slowly rising, the market for second homes has not dried up. Demand for second homes remains well above pre-pandemic levels and the industry expects high interest in vacation rentals to increase in the coming years.

OMAHA — While remote workers have multiplied since the pandemic began, a new survey of Nebraska businesses suggests the trend may have flattened locally.

“Remote work has increased, but managers don’t expect it to increase further in the next year,” said economist Eric Thompson, who led the study. “The downside is they don’t think it’s a temporary thing. They expect this increase to continue.”

More growth planned than shrinkage

Another interesting twist: Half of the companies surveyed would like to provide office space not only for internal employees but also for remote workers when they report to the office.

For the most part, respondents had not downsized their physical digs in the wake of COVID-19. In fact, nearly 90% said they hadn’t changed square footage since the pandemic broke out in early 2020. Just over 7% said they had increased their size and 3.7% downsized their physical quarters.

When asked about the coming year, nearly 11% said their office space would increase, compared to just 3% who said it would likely decrease.

The newly released report, titled “Nebraska Space Use Survey: The Influence of the COVID-19 Pandemic,” was authored by Thompson and Mitch Herian, both of the Bureau of Business Research at the University of Nebraska-Lincoln.

Exploring attitudes, trends

It was conducted on behalf of the Nebraska Business Development Center and the US Small Business Administration to examine attitudes toward remote work and the changing space needs of service businesses.

Types of businesses involved in the survey included finance, information, professional support, educational support, and technical services.

Companies that produce goods, retailers, transport or healthcare companies were not recorded.

About 300 questionnaires were answered, which corresponds to a response rate of almost 19%. The sample represented different sizes and locations. Approximately 58% of respondents indicated that they owned the property where their business operated.

Personal work is still highly valued

Among the notable results:

  • Nearly 28% of companies surveyed are more comfortable allowing remote work since the pandemic began, and about 13% less so. The remaining 59% said their feelings hadn’t changed.
  • In urban areas, comfort was higher. About 35% of respondents in Omaha or Lincoln felt more comfortable working remotely, compared to 19% from smaller areas.
  • Even as comfort increased, a clear majority of nearly 79% of respondents agreed or strongly agreed that personal work is critical to the company’s operations.

Catherine Lang, NBDC executive director, said the data collected offers a way to assess attitudes towards remote work going forward.

“The COVID-19 pandemic has forever changed the way Nebraska residents work,” she said.

A leveling

According to the survey, a large majority of employees, more than 80%, still worked full-time in the office, but a significant increase worked remotely.

The proportion of those who work at least part of the time from home rose from almost 11% before COVID to around 17% at the end of the survey a few weeks ago.

However, looking ahead one year, respondents did not expect any real change in the percentage of telecommuters, showing at least a flattening of the phenomenon in the short term.

“Elon Musk aside,” Thompson quipped, “it’s interesting that the growth of remote work looks like it can be sustained.”

The joke related to Musk’s appointment this week to employees at his recently purchased social network Twitter. The billionaire said he would end the existing work-from-anywhere arrangement when he took office, granting exceptions on a case-by-case basis.

Thompson, director of the Bureau of Business Research, said one of the larger takeaways from the survey was that many business leaders wanted to preserve physical space for their employees when they showed up in person. And he said it’s notable that the increase in remote working and manager convenience “hasn’t really resulted in widespread reductions in office space usage.”

One possible reason companies aren’t planning changes could be logistical, the study leaders said. Of the 58% of respondents who own their site, 67% do not rent to other tenants, raising the possibility that they might struggle to resize the space, especially since the pandemic.

Thompson said the increased convenience of remote work may be partly due to labor shortages and employers’ desire to be sensitive and responsive to workers’ wishes.

“Certainly given the challenges of hiring new employees,” Thompson said, “they have an added incentive to be open-minded.”

Jimmy Driggers, 85, got into the fishing business at age 13. He’s Shrimp in Fort Myers, Florida.

“I was a mullet fisherman, [a] Commercial fishermen in my younger days,” he said.

Driggers walks with a prosthetic leg from an injury he sustained on his boat about a decade ago. It is adorned with a sea lighthouse.

He owns a shrimp boat – the Miz Shirley – named after his wife. It can carry 50,000 pounds of shrimp.

Driggers said the industry has suffered for decades and that he was paid back more in the 1980s than he is today. Fuel prices have skyrocketed.

“You have to produce a lot of shrimp to stay afloat,” Driggers said. “And that’s exactly what we’ve done over the past year – just staying afloat, not making enough to fix something that broke. It was hard.”

Then came Hurricane Ian. It pushed The Miz Shirley half onto a seawall and the other half was left in the water – unusable.

When Ian landed in Florida at the end of September, the shrimp fishery was hit particularly hard. For decades it has been an important part of Fort Myers’ economy – an integral part of the region’s culture and identity. Now it stands still.

“We’ve been contemplating a sell-off, but I don’t want that if we can pull it off,” Driggers said. “If we can lay down the boat and repair it and get it operational again.” He admits that it will take a lot of work.

The Driggers’ house, which lies behind a water canal, has to be demolished. It got four inches of water during the storm and mold is growing everywhere. He and Shirley don’t have flood insurance.

The couple slept in a donated RV on the front lawn. They’re hoping the boat’s insurance will cover enough of the repairs to keep it in business – but they haven’t been able to assess the damage yet.

Despite all this uncertainty, Jimmy has no intention of retiring. Shirley says he wouldn’t leave the water.

“It smells when everything is natural, it doesn’t smell anywhere else here,” Jimmy said. “I’ve been to Texas, Louisiana, Mississippi, and Alabama, but this is where it smells to me.”

“It’s the smell of the water,” Shirley said, finishing her husband’s sentence.

Since the boats are still on land, there is uncertainty

Down at the Fort Myers Beach shrimp docks, stacks of boats line the seawall and streets. A large hydraulic excavator with scissors tears apart a boat to transport it to the landfill.

Only 45 boats are allowed to fish for shrimp on the Fort Myers coast. They mainly catch pink shrimp – a high-priced delicacy known for its sweet taste and firm flesh.

“All the people who work for us — whether they worked on the boats, the fish house, the market, even me — we don’t have a paycheck anymore,” said Christine Gala, owner of the Trico Shrimp Company. With a fleet of 12 boats, Trico is one of the two major shrimp companies on San Carlos Island in Fort Myers Beach.

“We don’t have a job — other than calling people and asking them to put our boats back in the water,” she said.

None of Gala’s boats are insured. Ever since Ian struck, she’s taken on a leadership role.

Gala has been on the phone constantly, calling crane operators and state officials, asking for help – getting boats back on the water and rebuilding critical infrastructure. The shrimp docks are completely destroyed.

Then the water needs cleaning – it’s filled with dock pilings and other debris.

The shrimp fishery is a small but valuable industry in the United States valued at $37 million. More than 75% of the pink shrimp harvested in the US comes from the west coast of Florida.

Andrew Ropicki, who teaches marine economics at the University of Florida, said the industry has struggled to compete with foreign imports since the 1980s.

But he’s optimistic it can bounce off Ian.

“When federal and state agencies and other stakeholders look at it and see how important this is — one of the last truly functioning waterfronts in a very urbanized area,” Ropicki said.

“I am hopefull. I know people are working and trying to help these people,” he said.

“A Very Strong Community”: Shrimp fishermen remain committed to fishing and Fort Myers

Joanne Semmer is President of the Ostego Bay Marine Science Center, a local environmental nonprofit in Fort Myers. She lives on San Carlos Island, just steps from the commercial fishing docks and working shore. Her neighborhood is full of debris piles and boats – and her house was flooded during Ian.

Semmer said that despite the many challenges – including government regulations and limited docks – the shrimp fishery has adapted to change.

“We have a very strong community — it’s an old fishing village community,” Semmer said. “People live here because they want to be there.”

Ricky Moran is the captain of a shrimp boat called The Galante. He started shrimp fishing with his father when he was nine.

Moran said he finds serenity in the water – and he wants to stay in Fort Myers, where he has lived and worked for 35 years.

“I’m not going anywhere,” Moran said. “I’ll stay here and help clean up. I love Fort Myers Beach.”

At the docks, 58-year-old Moran makes his way through the rubble to where The Galante landed. The boat lies on its side, wedged between two other large vessels, next to a badly damaged RV site.

Moran not only lost his boat but also his home. He lived in The Galante and weathered the storm with his girlfriend on board.

But for now, Moran wants to be on land. The memories of the storm still haunt him. Unable to return to his boat, Moran now lives in a tent at the marina and is applying for FEMA’s unemployment plan.

Five people were found dead in a murder-suicide incident at a home in southern Maryland on Friday, according to a statement released Saturday by the Charles County Sheriff’s Office.

The bodies were found by police officers at a home in La Plata, about 35 miles south of Washington, DC, around 4 p.m. Friday on Friday after a witness called 911 to report a shooting, the Charles County Sheriff’s spokeswoman said. Diane Richardson Friday.

When police got to the house, they found the homeowner at the front door, who said he had returned home from work and found five dead inside.

Police said initial investigations showed a suspect identified as Andre Sales, 28, entered the home and killed four people before shooting himself with a gun found at the scene.

Two children, whom the sheriff’s office could not identify, were initially missing but later found safe at another location.

The investigation is ongoing, the sheriff’s office said.

A woman has claimed she was sent home from work by HR because her office attire was too “revealing”. Now the internet has defended the employee by claiming the HR worker was “jealous” of her outfit.

Marie Dee, who is known on TikTok as @notmariedee, recently posted a video of the HR injury that allegedly resulted in her being sent home. In the TikTok video, which has more than 27 million views, Marie wears a black bodycon midi dress with short sleeves.

“Guys, it’s happened again. I’m being sent home for my outfit,” read the text overlay. “This time the HR girl approached me. I’ll ask her right away.”

As she films herself confronting the recruiter, the professional can be heard saying, “Sorry, you still can’t wear that. It’s way too enlightening and distracting.”

“It’s distracting?” Marie asked, to which the recruiter replied, “Very.”

Shocked that Marie’s simple black outfit was deemed too revealing, TikTok users took to the comments section to share their thoughts on the alleged dress code violation.

“You look beautiful!” one person wrote.

“This looks like regular corporate attire to me,” said another.

“I’m a HR manager and I think your outfit is professional and polished!” said a third user.

Several TikTokers also believed the HR rep was simply “jealous” of Marie’s outfit and sent her home in retaliation.

“Please. You look great, sounds jealous,” one person wrote.

“I think she’s jealous. You look beautiful and totally professional,” said another user.

After the incident, Marie posted a second video testing the theory that the recruiter was jealous. She also wore a different dress and presented it to the male HR manager in the office.

“Let’s test the jealousy theory,” she said in the follow-up video as she donned a neon green bodycon dress with a plunging neckline. “I’m going to wear something ridiculous and we’re going to try and get approval from the HR rep who’s here today, who’s a man.”

The male recruiter responded positively to Marie’s outfit and even encouraged her to go for a spin. While some TikTokers still defended Marie, others suggested the entire incident was staged due to the HR manager’s unprofessional response.

“He’s definitely not an HR person with an answer like that,” one person wrote.

“Ok I feel like this must definitely be a joke,” said another user. “The last one was crazy, but THAT. If not, then HR is the problem.”

“As an HR professional, I’m concerned about your HR team,” said another.

Much of Marie’s TikTok page is devoted to fun work-related content – some users even claimed that she works with her husband at her father’s company – leading many people to believe the alleged human resources violation was fake.

“I absolutely fell for it,” said one commenter. “LOL”.

The last time 30-year fixed-rate mortgage rates were above 7% was in April 2002. Now FreddieMac says the average rate is 7.08% and rising. And 15-year mortgage rates average 6.36%. There is good news and bad news for people looking to buy a new home. The good news is that higher interest rates mean fewer buyers are vying for the same property, so prices should fall. However, buyers pay the higher cost of borrowing each month.

It might be useful to put this data in context. First, let’s look at how today’s prices compare to a year ago. A 30 year fixed mortgage averaged 7.08 percent with an average of 0.8 points as of October 27, 2022, from last week when it averaged 6.94 percent. A year ago at this point, the 30-year-old FRM averaged 3.14 percent.

FreddieMac’s website contained this passage from Sam Khater, Freddie Mac’s chief economist:

“As inflation continues, consumers are seeing higher costs at every turn, leading to a further decline in consumer confidence this month. In fact, many potential homebuyers are choosing to wait and see where the housing market will end, further depressing demand and house prices.”

Now, if we go back a decade, you’ll see that today’s rise doesn’t look quite as dramatic. It’s the valley rates from the pandemic era that make today’s rates look like mountains.

And if you’re wondering why your parents or grandparents aren’t too keen on 7% mortgage rates, it could be because they remember interest rates from October 1981 of more than 18%. The gray vertical bars are recession years.

I’ve drawn a red line on this long range graph to clarify another point. Notice in the chart below that the 7% interest rate we’re at today is closer to the average rate American mortgage borrowers have been paying over the last few decades, compared to the unprecedentedly low interest rates that are a result of the housing crisis and the… recession of 2008 followed.

Bloomberg reports The top five oil companies combined are expected to report earnings in excess of $50 billion in the third quarter.

Most of us are paying significantly less to fill up our fuel tanks than we paid this summer. Gasoline prices are down a quarter from their June peak, but diesel prices are down just 8%. One reason fuel prices paid by truckers and farmers have remained high is that supplies are tighter than normal. Right now there’s about a 26-day supply, which is 20% below the average five-year supply. USA Today reports:

Since diesel fuel is similar to heating oil, demand will increase House heating this winter. “This is worrying,” said Patrick De Haan, head of petroleum analysis, analyst for Oil and Refined Products at GasBuddy.com.

“If we don’t build up stocks between now and the end of November, the wolf will be around the corner,” Kloza said. “And it will look like a big, ugly wolf if it’s a cold winter.”

“There’s a real threat of something going parabolic in the energy chain and I think in general the concern is that something going parabolic is diesel and heating oil,” he said, noting that the timeframe that one should observe closely, is the dead of winter. from December 15th to February 15th.

Homeowners fill theirs fuel oil tanks and according to the US Energy Information Administrationthe average price for a gallon of home heating oil for the week of October 17 is $5.79, up from $5.48 last week and $4.64 the week before.

Around 5.3 million American homes use heating oil. Around 82% of households are in the northeast. The top 5 states are, in order: New York, Massachusetts, Pennsylvania, Connecticut and Maine.

Flu season is here and the virus is spreading fast. About 1,600 people were hospitalized with the flu here last week, according to the CDC.

A New York Times article states that employers, increasingly keen to recruit, are discovering the treasure trove of skilled labor they once missed: people with disabilities looking for work. The Times noted that people with disabilities are not only getting more opportunities, but also better deals with more flexibility, including the ability to work from home:

“We have a last-in, first-out job market, and people with disabilities are often among the last and first out,” said Adam Ozimek, chief economist at the Economic Innovation Group, a research organization in Washington.

However, remote work has the potential to break this cycle, at least for some workers. in one new study, Mr Ozimek found that employment for workers with disabilities had increased across sectors as the labor market improved, which is in line with the usual pattern. But it’s been improving particularly quickly in industries and occupations where remote work is more common. And many economists believe that the shift to telecommuting will prove sustainable in contrast to the red-hot labor market.

More than 35 percent of disabled Americans ages 18 to 64 had a job as of September. That was a 31 percent increase just before the pandemic and is a record in the 15 years the government has been tracking.

The Times made a point I hadn’t considered. “A Recent study estimated by the Federal Reserve Bank of New York that nearly 2 million working-age Americans have been disabled due to long-term Covid.”

A researcher points out some interesting statistics about the recruitment of workers with disabilities. Employers report a 14% higher retention rate in the same roles compared to their able-bodied peers. Consider this summary:

The results of countless studies speak for themselves: when the right people with disabilities are selected for the right job and given responsibility, they often outperform other employees with increased efficiency, productivity, accuracy, commitment, loyalty and satisfaction. This, in turn, increases the company’s profitability and overall value to shareholders.

It’s too bad it takes a labor shortage to make employers aware of the untapped potential of workers that they used to overlook. But let’s turn to the Rolling Stones to summarize this lesson:

CHAIBASA: A 26-year-old software engineer was allegedly raped by about 10 men in West Singhbhum district of Jharkhand, police said on Saturday.

The woman, who is here as she works from home, was riding a two-wheeler with her boyfriend Thursday night when the incident happened near the old airfield in Chaibasa, they said.

A group of eight to 10 men stopped the couple, beat up the boyfriend and allegedly raped the woman after taking her to a secluded location, police said.

Superintendent of Police Ashutosh Shekhar said a case has been registered at Muffasil Police Station and an investigation is underway to identify those responsible for the incident.

The woman works for a well-known IT company, the police said. After raping her, the accused abandoned her and fled. They also took away her wallet and cell phone.

The woman somehow managed to get home and told her family about the incident, after which they filed a complaint with the police. Her medical examination was conducted at Sadar Hospital.
